Over time, even well-maintained air conditioning units accumulate layers of grime, biological growth, and mineral deposits that a basic filter wash cannot address. Mould colonies thrive on damp evaporator coils, bacteria breed in stagnant drainage trays, and compacted dust reduces heat exchange efficiency. A chemical deep clean — sometimes referred to as a chemical wash or chemical overhaul — uses specially formulated, non-corrosive cleaning solutions to dissolve and flush away contaminants from every internal surface of the unit. The result is measurably cooler air output, lower energy consumption, and a healthier indoor environment.
Our Chemical Cleaning Procedure
- Dismantling — The indoor unit housing, filters, fan barrel, and drainage tray are carefully removed to expose the evaporator coil and internal components.
- Chemical application — A biodegradable alkaline cleaning agent is sprayed onto the coil and fan assembly. The solution breaks down grease, mould, and biological films on contact.
- Soaking period — The chemical is left to penetrate for ten to fifteen minutes, loosening deeply embedded deposits.
- High-pressure rinse — A controlled water jet flushes the dissolved residue from the coil. Wastewater is captured and disposed of responsibly.
- Drainage line treatment — The condensate line is flushed with an antibacterial solution to clear blockages and inhibit future algae growth.
- Reassembly and testing — All parts are reinstalled, the unit is powered on, and temperature differential, airflow volume, and drainage function are verified before sign-off.
